Lara v. WinnResidential California L.P.

A proposed Class Action lawsuit (the "lawsuit") was filed against Defendants WinnResidential California L.P. and LLAM Realty Management, Inc. (collectively, "WinnResidential") alleging it violated California law in the way it handled tenants' security deposits. Plaintiffs seek to recover deposits they claim are owed on behalf of themselves and former tenants of WinnResidential. WinnResidential denies all allegations and maintains that it has complied with all applicable laws and that the Plaintiffs have not been damaged in any way.

You are receiving this notice because Plaintiffs' attorneys sought the contact information, including the names, addresses, telephone numbers, and email addresses, for all of WinnResidential's former tenants between July 16, 2021 and July 31, 2026 to investigate Plaintiffs' claims. The Court overseeing the lawsuit ordered WinnResidential to provide that information, as agreed to by the parties.

To protect your privacy, however, the Parties have agreed to provide this notice so you can decide whether to authorize WinnResidential to disclose your contact information. If you do nothing, WinnResidential will provide Plaintiffs' attorneys with your name and the most recent contact information from WinnResidential's records.

Unless you submit a timely opt out of disclosure of your contact information, your name and last known address, telephone number, and email address will be shared with Plaintiffs' attorneys at Hogue & Belong, APC, who may contact you in connection with Plaintiffs' legal action pursuing recovery on behalf of and for the benefit of the former tenants. California law allows Plaintiffs to have access to potential class members' contact information to investigate legal claims, but you have the right to opt out of this disclosure.

If you do NOT wish to have your contact information shared with Plaintiffs' Counsel, you MUST:

1. Enter your unique code CPT ID and passcode (located at the top right of this Notice) on this site's login page; or
2. Send an email to WinnLawsuit@cptgroup.com communicating your desire to opt out by SEPTEMBER 23, 2026 (thirty (30) days after this notice is e-mailed to you).

If you consent to the disclosure of your personal contact information to Plaintiffs' attorneys, you do not need to do anything.

You are under no obligation to provide information to Plaintiffs or their attorneys, nor do you have any obligation to provide any information to WinnResidential or its attorneys; nor do you have any obligation to discuss the lawsuit with Plaintiffs or with WinnResidential, or with either of their respective attorneys.

WinnResidential will not retaliate or take any adverse action against you in any way for providing your contact information to Plaintiffs' attorneys.
